A Landmark of Vermont’s Heritage and Heart
Perched atop the rolling hills overlooking Georgia Center, Vermont, Pattee Hill stands as one of Franklin County’s most treasured historic properties.
With origins dating back to 1795, this distinguished homestead reflects more than two centuries of family stewardship, architectural preservation, and rural Vermont life.

The property’s heart, the Pattee House, was constructed around 1799 by Nathan Pratt, a collector of land tax who purchased the parcel from Benjamin Holmes. This early Cape Cod–style farmhouse sits gracefully upon the crest of Pattee Hill, commanding sweeping western views over the town of Georgia.
The home is a classic example of early Vermont craftsmanship, featuring hand-hewn beams, original wide-plank floors, and a brick oven still intact behind its wall partition. Though modest in its architectural form, the house embodies the endurance and elegance of its era. Records describe it as a five-by-two-bay early Cape Cod type with low eaves and a symmetrical façade—characteristics that mark it as one of Georgia’s earliest surviving farmhouses.
In the 19th century, the Pattee property grew to encompass nearly one hundred acres of farmland, pastures, and woodlots. The estate once included several outbuildings—among them a hand-hewn carriage house and two barns, one of which stood until 1942.
Today, Pattee Hill continues to preserve its deep connection to the past while welcoming new generations to share in its story. The property’s timeless setting—marked by its historic farmhouse, stately maples, and panoramic views—offers an atmosphere of grace and authenticity ideal for special
gatherings, celebrations, and weddings.
For more than two centuries, Pattee Hill has embodied the values of heritage, hospitality, and home. Every event held here becomes part of its continuing history—a living legacy that began in 1795 and endures to this day.
